Basic Tenant Qualifications
To help protect our residents, properties, and communities, each applicant must meet certain basic rental qualifications. These requirements may include:
- A clean criminal history
- No prior evictions
- Gross monthly income of at least three times the monthly rent
- Verifiable rental or mortgage history for the past two years
- Verifiable employment, income, or financial ability to pay rent and meet lease obligations
Additional documentation may be requested during the application process, including proof of income, identification, rental references, employment verification, or other information needed to evaluate the application.

Rental Application Review
Applications are reviewed based on rental history, income, employment or financial ability, background screening, and the applicant’s ability to meet the terms of the lease. Meeting the basic qualifications does not automatically guarantee approval, and all applications are subject to final review.
